Plan North Engineers provided comprehensive structural engineering services for Sage Industrial Park, a mixed-use development in Truckee, California. The project consists of 20 commercial condominium units distributed across two pre-engineered metal buildings (PEMBs) totaling approximately 29,000 square feet, alongside a 9-unit 4,000 SF wood-framed multifamily residential building designated for workforce housing. Commercial units range from 1,300 to 2,000 SF and feature 23-foot ceilings, allowing for mezzanine build-out and adaptable interior configurations to accommodate light industrial, warehouse, and storefront uses. Our structural engineering scope included analysis and design for both wood-frame and pre-engineered metal building systems, ensuring optimal performance across distinct construction methodologies. Located adjacent to the Pioneer Commerce Center with strategic access to Highway 80 and Lake Tahoe, the development supports Truckee’s growing commercial and recreational economy by offering flexible, high-quality light industrial and storefront spaces.
Plan North Engineers collaborated with Sagemodern throughout the design and permitting process, providing structural support as the project evolved to meet zoning and subdivision requirements—ultimately adapting our scope to include a wood-framed workforce housing component alongside the PEMB commercial buildings. Our expertise in both metal building systems and wood-framed residential construction enabled the successful integration of commercial and residential components, while maintaining efficient, cost-conscious construction strategies. Sage Industrial Park exemplifies how strategic structural engineering can support public-private partnerships, addressing workforce housing needs while creating scalable, high-performing commercial space. The result is a scalable, high-impact development model tailored to the needs of high-growth mountain resort communities like Truckee.
